The Western NC Concrete Company is a locally owned concrete contractor working out of Asheville across Buncombe, Madison, Henderson, and Haywood Counties. We are not a crew sent up from the Piedmont for the week. We live here, and the difference shows up in how we price and prep a job.

Asheville is the reason that matters. The city sits at roughly 2,134 feet where I-40 and I-26 cross, with the French Broad and the Swannanoa meeting just west of downtown. That elevation means real freeze-thaw cycling every winter, and it is what makes air entrainment, correct joint spacing, and sealing the difference between concrete that lasts ten years and concrete that lasts thirty. The terrain does the rest: almost nothing here is flat, so most pours involve cut and fill, and fill that was not compacted in lifts is the single most common reason a mountain driveway settles and cracks inside a few years.

The housing stock splits the work in two. In Montford, Grove Park, Kenilworth, and older West Asheville, we are usually replacing narrow, unreinforced drives and walks poured seventy or eighty years ago that have reached the end of their service life. Out toward Fairview, Candler, Arden, Fletcher, and Mills River, it is builder-graded lots that need a real base built before anything gets poured on them. And since the 2024 flooding along the French Broad and Swannanoa, a large share of our wall work has been slope stabilization and erosion repair where the original grade did not hold. We handle all of it, and we pour to what the ground in front of us actually calls for.

How much does a concrete driveway cost in Asheville, NC?

In Asheville, a standard broom-finished concrete driveway generally runs $8 to $15 per square foot installed, and stamped or decorative finishes run $14 to $22 per square foot. A typical 600 square foot two-car driveway falls between roughly $5,000 and $9,000. Mountain lots move that number more than flat ones do: a long approach off a steep road, a switchback, thickened edges on fill, or a short retaining wall to hold the uphill side all add cost that a Piedmont driveway of the same square footage would not carry. We price excavation, grading, drainage, and removal of old concrete as separate visible line items so you can see exactly what the slope is costing you.

Do I need a permit for concrete work in Asheville or Buncombe County?

It depends on the work and on which side of the city line you are. Inside Asheville city limits, permits are handled by the City of Asheville Development Services Department. Outside city limits, it is Buncombe County Permits and Inspections. Henderson, Haywood, and Madison Counties each run their own inspections departments, and Hendersonville and Waynesville handle permitting inside their own town limits. Flatwork poured at grade, such as a driveway, patio, or walkway, often does not require a building permit. Retaining walls are the common exception: once a wall retains more than four feet of unbalanced fill it generally requires a permit and an engineered design under the North Carolina Residential Code. Asheville also applies steep-slope standards through its development ordinance that can affect grading and disturbance on hillside lots. What makes concrete work different in the Asheville mountains?

Three things, and all of them are about the ground rather than the concrete. First, elevation. Asheville sits at roughly 2,134 feet, high enough that it cycles through far more freeze-thaw events in a winter than the Piedmont does, which is what drives surface scaling and joint failure on slabs that were not air-entrained, jointed, and sealed properly. Second, slope. Very few lots here are flat, so nearly every pour involves cut and fill, and fill that has not been compacted in lifts is the single most common reason a mountain driveway settles and cracks within a few years. Third, rock. Weathered bedrock sits close to the surface across much of Buncombe and Haywood, and two lots on the same street can need completely different excavation approaches. We price and prep for all three rather than pouring a flatland detail on mountain ground.

Do you build retaining walls in Western North Carolina?

Yes, and here it is core work rather than an add-on. The terrain across Buncombe, Madison, Henderson, and Haywood Counties means retaining walls are often what makes a yard, a driveway turnaround, or a level patio possible in the first place. We build both poured concrete walls and segmental block walls, and we engineer drainage into every one of them, because hydrostatic pressure behind a wall is the most common cause of failure in a region that gets this much rain. Since the 2024 flooding along the French Broad and Swannanoa, a large share of our wall work has been slope stabilization and erosion repair on properties where the original grade did not hold.

How long before you can drive on new concrete?

New concrete generally handles foot traffic after 24 to 48 hours. Wait at least 7 days before driving passenger vehicles on it, and a full 28 days before parking anything heavy such as an RV, a loaded trailer, or equipment. Concrete reaches about 70 percent of its strength in the first week and keeps curing for roughly a month. One local note: cold-weather pours at elevation cure more slowly than the same pour would in Charlotte, so on late-season work in the higher parts of Haywood and Madison we schedule around the forecast and protect the slab rather than rushing the timeline. You get written curing instructions for every pour.
